After submission, we provide answers the same or next business day. Once approved, you'll receive a terms sheet outlining closing conditions and funding amount. You will complete a background and credit check (this is a credit report so it's not a hard pull or soft pull and will have no impact on your credit score), arrange on-site inspection with one of our approved inspectors and a third party transaction coordination team will prepare the closing paperwork.

- Transaction Coordination Fee: $800 standard.$1,000 if closing within 7 business days of the signed term sheet
- Property Inspection Fee: Varies by inspector (typically $150–$400). Must use an approved inspector.
- Background Check & Credit Report: $65 flat fee. Rarely, a county-level search may be required, which will cost a small additional fee. The borrower would have to authorize this fee before it is charged.
- Underwriting Fee: $1,495 standard.
- Application Fee: $1350 - $2500 depending on loan size, complexity of the loan and if loan needs to close within 7 days of signing the term sheet.
- Closing Costs: All other fees are standard closing costs and vary by transaction.
Yes. $500 per closed referral.
Monthly payments are due on the 1st of the month. If they are not paid by the 5th of the month a late fee will be added.
6 months. There is an option for paid extension at 6 months and 9 months.
We lend in any zip code in our target market states as long as there are viable comps.

No, we do not fund new construction.
We fund single-family homes and multifamily properties with up to 4 units.
We lend in NC, GA, OH, and WV.
You’ll need details about your property, such as:
- After Repair Value (ARV).
- Rehab budget with detailed scope of work. Please use our scope of work template.
- Purchase price.
- Purchase contract.
- Detailed interior and exterior photos
- 3 past months of bank statements
- Documentation of experience (For projects with rehab over $20,000). Please use our experience tracker.
ARV is determined by underwriting based on comps that follow the current appraisal guidelines. A loan offer will be made based on the ARV determined by underwriting.
Yes, origination fees start at 2.0%
We specialize in short-term financing. If you are in need of long-term financing we can help you connect with DSCR lenders.
To request a construction draw:
- Schedule a draw inspection with one of our approved local inspectors (preferably the same one who completed the initial inspection).
- Submit your draw request through the Monthly Update & Draw Request Portal here on our website, indicating the amount needed from each budget category on your scope of work.
- After we review the inspection report and confirm that the work has been completed, funds will be released.
- There is no draw fee for us. You will pay the inspection fee directly to the approved inspector.
